A Property Available for Riding?

Recieved this contact today ....

Good morning,

We are a camping park at the base of the Toowoomba Range. We are 50 acres property with existing amenities, 99 sites (powered and non-powered) and a property perfectly suited to the design and operation of a three track, single lane course on and across therear ridgeline of the property.

I am looking to offer it as a blank canvas to any experienced group of riders or a club " to design, construct and test thisseries of track systems. In return, a suitable reciprical arrangement for the staging of competitions, use of amenities and facilities already existing. We are also on of only two suitable access routes to the White Mountain National Park which we have already created a 35km loop through the forestry on. We are in talks with the forestry heads at the moment to allow the creation of a single lane loop to be created up to Redcliffs (a 65 metre high sandstone bluff in the forestry accessible from the rear of our property.

So in summary " we have the perfect area available with excellent gradient that will facilitate three (3) individual trails with one of them a return trail to ride back to the top of the ridge line " I am offering it to an interested party to deisng and build a track that They want to build.

Please spread the word and I am very keen to talk with ALL serious parties. It may even be a case of a few clubs doing this together " Recon, Design, Build, Test, adjust, RIDE RIDE RIDE.

Our website is a good one " please peruse it to get a feel for the place and our professional approach to Bush Camping here at Murphys Creek Escape.www.murphyscreekescape.com.au

I've forwarded this info onto both World Trails and Dirt Art, two very reputable mtb park developers. Hopefully they'll know best what to do in terms of getting clubs involved etc, no matter what the budget. They are the gurus in this sort of thing. Don't waste the opportunity.... Get the right advice from those in the know.

I'm not sure that getting a club in is the right model for a commercially run camping ground.

Obviously Toowoomba mtb club is the closest, but it seems they focus their trail-building activities on Council-owned land.

Out near Warwick, the Olomans built their own trails on their own land at Raleigh Park. It's a nice loop too (or at least it was at the race in 2010!) http://www.delxc.com/

And The Riders Club hold some of their races at Adare, which isn't a million miles from Murphys Creek. http://www.trc.org.au/

But this seems to me more likey to work as an Old Hidden Vale type of thing, maybe on a less ambitious and more affordable scale. Get a Pete Wilson or a Roadie Rob in on a paid basis to build some trails, and open it up to the mountain biking public as one of the attractions when you camp there.

+1 for Dirt Art. The French brothers have done some really good stuff, and they are really consultative to work with unlike some local mobs. They have been involved in the Glenorchy MTB park from the start with Glen Jacobs, and there are some awesome, maintainable and sustainable trails there.

Given they are looking to use tt to promote their business, a club needs to be provided with a benefit to building the trails in the first place: be it money or ongoing (obligations for) track access. I'd see that they would need to stump up some or all of the capital to develop the trail network in the first place, and reap the benefits down the line. I'd certainly be keen for more of this sort of stuff in SEQ, particularly with affordable camping available.

Here is another interested landholder who would like to promote mountain bike riding/camping options: http://www.gordoncountry.com.au/

This is a 4000 acre working catlle property nestled at the head of the Goomburra Valley, about 2hrs out of Brisbane on the way to Warwick. It adjoins Main Range NP. Dalrymple and Banshee creeks run through the property for about 7km and campsites are well spread out. There are even cabins there!

There are essentailly 2 options for MTB assets: private or public. There are pros and cons to both. Usually there is an interest in generating revenue with a venue on private land. But there is less red tape.

My preference is to invest the effort into land closer to Brisbane, which is where the riders are. There is certainly private and public land in Logan and Redlands which is available to build MTB tracks. But which MTB riders are out there doing their trail building "apprenticeships" with the experienced guys who are doing stuff every week? If you want more tracks with better features then 2012 is the year to go out and get involved.
